Shared Appreciation Loan
  • Now Accepting Applications for Pre-Approvals

  • Maximum shared appreciation loan amount is $150,000 or 20% of the sales price or appraised value, whichever is less
  • On January 18th, 2024 CalHFA finalized the program guidelines for Round 2 of the Dream for All Shared Appreciation Loan. Applicants will need to complete a pre-registration application through the Dream for All CalHFA portal, once it is live. Currently the targeted launch date is in April 2024
  • As part of the pre-registration, applicants will need to upload a Pre-Approval Letter from a CalHFA approved lender. Qualified applicants will then be randomly selected to receive a voucher for the program, once the portal is closed
  • More details about the pre-registration system to follow soon however, with the full program guidelines available, we are now able to review candidates for eligibility & qualification and issue pre-approvals while we wait for the pre-registration system to open up
3% - 3.5% Down Payment Assistance
  • Provides assistance to cover the minimum down payment requirement for first-time homebuyers
  • Can be used to cover closing costs as well
  • No monthly payment for the down payment assistance
  • No equity sharing. Program charges 1% simple interest per annum due at an exit event (refinance, sale, end of loan term) – Ask us how this works!
2% - 3% Closing Cost Assistance
  • Closing cost assistance only
  • Can be combined with MyHome Assistance program for both down payment and closing cost assistance

  • Down Payment and/or Closing Cost assistance ranging from 3.5 – 5%
  • No first time homebuyer requirement
  • Add non-occupant co-borrower to qualify
