A.  Make sure you make us aware of any price changes. We will update the Lock confirmation page and the Home Sales Price.

A. We provide the Listing Image Overlay, Open House Flyers, QR Code, suggested MLS description, and Property Rate Tables web page & custom Property Video immediately. Once the lock is confirmed, a paid social video ad will be created, posted and shared with you for use. A picture of the listing must be uploaded to the lock confirmation page in order to generate the marketing materials. We will ship a sign rider that will arrive within 5 business days. We will also share the details of the property with buyer prospects and realtor agents in the area.

A. When the lock is being purchased there is a step in the workflow to order the sign rider. The purchaser enters the address they’d like the sign rider shipped to. There is no charge for the sign rider and it is shipped automatically.

A. When the lock is purchased you lock in all the rates for all eligible programs. We advertise the lowest available fixed rate using the language “Get this house for a rate as low as X”.

A. Yes, as long as the builder is the seller, and the List & Lock Policy is followed.

A. List and Lock can be utilized on a current listing, a seller can participate at any time.

A. List and Lock follows normal rate lock and float down policies after the rate is locked.

A. List and Lock follows normal rate lock and float down policies after the rate is locked. Our policy is one float down per transaction. Email us and we will assist with the float down. You will be able to compare rates before executing.

A. Yes, the buyer’s loan is eligible for Rate Rebound as long as it meets the program requirements.

A. Yes, use the approved copy for realtors provided on your List and Lock confirmation page.

A. Yes, the fee can be paid for by the seller or agent, however, only one credit card can be used to pay the fee online.

A. Fee is refundable (using original payment method) to the seller outside of closing once the buyer’s loan funds. If the buyer’s loan is denied by us or canceled by the borrower, the fee is not refunded by us. If the property buyer falls through, the lock can be transferred back to the LAL loan until a new buyer can be located. The lock fee is also refunded if the home seller uses us for their next home loan purchase (the List & Lock & Save program).

A. We retain the fee if the buyer’s loan is denied by us, canceled by the seller, or the property buyer falls through. The lock can be transferred back to the LAL loan until a new buyer can be located as long as the rate is not expired. If a buyer is not located for the property within 60 days, the fee is retained by us.

A. Yes. We allow a 45-day extension for a fee of $499. Please contact your Loan Officer to assist with the lock extension.

A. Yes, the rate lock can be extended by the buyer. Standard extension fees apply.

A. We offer a 1 point rate concession in addition to  seller concessions. Indicative rates will be available on marketing material.

A. No, we’re estimating a potential buyer’s credit score and will add any pricing adjustments needed when the buyer’s credit is pulled.

A. Yes. Any adjustments to the rate based off of the buyer’s credit profile will be applied at the time of lock transfer.
