Weekly Mortgage Watch – March 28, 2019

Weekly Mortgage Applications – 03-27-2019

  • 30 Year Mortgage Rate decreased to 4.06% compared to 4.28% last week. The 30 year rock bottom rate touched in last 10 years is 3.57%

  • 15 Year Mortgage Rate decreased to 3.57% compared to 3.71% last week. The 15 year rock bottom rate touched in last 10 years is 2.76%

  • 5/1 Adjustable Rate Mortgage Rate decreased to 3.75% compared to 3.84% last week. The 15 year rock bottom rate touched in last 10 years is 2.68%

  • Rates are still low. Purchase or Refinance before rates move up further

  • Mortgage applications increased by 8.9%  for the week ended March 27, 2019

  • Mortgage apps generally move in the inverse direction of rates

  • Rate are still low. If already on a fixed  30 year rate, change to a 15 year fixed loan and cut your term!

US Homes Report – January 2019

  • Northeast had the lowest averages in Existing Home Sales at 26.4% decrease and Northeast and South had a 4.7% decrease in Existing Home Prices in January 2019

  • Existing home sales Months Supply was at 3.9 months supply reflecting 5.4% increase from  month ago. Existing home sales Housing inventory increased to 1,590,000 units reflecting a 3.9% decrease from month ago

  • SFR Delinquency Rate this 4th Quarter of 2018 is at 2.83% reflecting a 20.5% decrease from year ago, Mortgage Rate Reading for 31st of December is 4.45% for 30 yr, 3.89% for 15  yr, 3.96% for 5 yr and Mortgage Applications increased by 3.0% for the week ending January 30, 2019

  • New privately owned housing units decreased to 1,230,000 in January 2019 reflecting a 7.8% decrease from year ago. New one family houses sold in US decreased to 607,000 units with 4.1% decrease from year ago and Mean Sales Price of Existing Homes decreased to $286,800 with 2.4% decrease from month ago

Freddie Mac Mortgage Rate Trend Actuals Vs Forecasts – January 2019

  • Industrial Production Index has increased to 109.5058 in January 2019 reflecting a 4.5% increase from year ago. All Employees Total Non-farm  has increased to 150,586 in January 2019 reflecting a 1.9% increase from year ago

  • Average Initial Claims in United States decreased to 220,250 in January 2019 reflecting a 5.9% decrease from year ago. The Average Initial Claims in California decreased to 49,446 in January 2019 reflecting a 4.5% decrease from year ago

  • Santa Cruz in California had the highest drop in Unemployment Rate in January 2019 with 7.0% increase from year ago. 10 Year Break even Inflation rate decreased to 1.79% with 12.2% decrease from year ago. The average hourly earning of all employees has increased to 27.55 dollars per hour with 3.1% increase in January 2018

  • Personal consumption expenditures has increased to $14,166.0 Bn in January 2019 with a 3.7% increase from year ago and Personal savings rate increased to 7.5% in January 2019 reflecting a 7.1% increase  from year ago

  • 30 year Fixed Mortgage Actual Rate is 4.8% in 4th quarter of 2018. Forecast for 1st quarter of 2019 is 4.6% and will increase to 4.8% in 4th quarter of 2019. Forecast for 1st quarter of 2020 is 4.8% and will increase to 5.0% in 4th quarter of 2020

  • 10 year Const. Mat. Treas Actual Rate increased to 3.1% in 4th quarter of 2018. Forecast for 1st quarter of 2019 is 2.9% and will increase to 3.0% in last quarter of 2019. Forecast for 1st quarter of 2020 is 3.0% and will increase to 3.2% in last quarter of 2019

  • 5/1 year Hybrid Treasury Indexed ARM Actual Rate is 4.1% in 4th quarter of 2018. Forecast for 1st quarter of 2019 is 4.1% and will increase to 4.2% in last quarter of 2019. Forecast for 1st quarter of 2020 is 4.2% and will increase to 4.5% in last quarter of 2020
